Property Locators (Real Estate Bird Dogs) work as independent contractors under a non-exclusive joint venture agreement with Jernigan Realty & Investments, LLC. to receive a percentage of the earnings at each closing via an escrow arrangement by the title company, closing attorney, or escrow agent.

Job Description:
This individual locates properties with substantial investment potential and then sends the property information to us.

Property Locators (Real Estate Bird Dogs) generate leads by searching for properties [that are vacant, distressed, value-add, stabilized, or abandoned] in highly marketable areas (desirable neighborhoods) with some of the following characteristics: unreqistered and unlicensed motor vehicles, high weeds and grass, decayed/damaged leaking roofs, open storage of trash and debris, broken window glass; flaking/peeling paint, and so on.

Residential one (1) to four (4) unit properties in the following locations: Florida, Georgia, Ohio, North Carolina, Tennessee, & Texas.

Compensation: The distribution of funds shall be 5% of profits per property closed on. Your percentage of funds will be sent via Paypal, bank transfer, or check.

Photo submission examples:

We are interested in ALL distressed properties such as: Pre-foreclosures, foreclosures, bank-owned, short sales, physically distressed, fire damage, etc.

We are NOT interested in properties listed with realtors, FSBO’s (For sale by owner), listed on Zillow, or any on-market properties. Any properties submitted we are not interested in will automatically be deleted.

To locate distressed properties, follow these three simple steps:

1) Identify a Property

The first step is to identify a vacant, abandoned, or distressed property. A distressed property may have tall grass in the lawn, an overstuffed mailbox, boarded windows, or an overall unkempt appearance.

2) Take Some Photos

Taking pictures of the distressed property will always help to strengthen your case. It helps us to make our primary evaluation quickly. So, when looking for a suitable property, don't forget to bring your camera phone.

3) Provide Extensive Details

Submit all properties below with relevant information such as a physical address, contact information for any owner or caretaker, visible issues with the property, your personal opinion about the property, and so on.

Property Locator Agreement

This is an Agreement by and between Professional Real Estate Investor, Jernigan Realty & Investments LLC. (hereinafter “Buyer”), and Independent Contractor, (Sign Name Below), of Jernigan Realty & Investments. In this Agreement, the party who is contracting to receive services shall be referred to as the “Buyer,” and the party who is contracting to provide services, i.e., the Independent Contractor, shall be referred to as the “Consultant.” The Buyer desires that the Consultant provide the services herein described; therefore, both the Buyer and the Consultant agree as follows: 1. DESCRIPTION OF SERVICES. The Consultant shall provide the following services: Investment-Property Locator Services. For purposes of this Agreement, the designation “Real Estate Locator” is defined as the conscientious and diligent search for, and finding of, desirable investment properties for the Buyer to purchase. 2. PERFORMANCE OF SERVICES. The particular manner in which the above-mentioned Investment-Property Locator Services shall be performed, and the specific hours during which the Consultant will work, shall be determined exclusively by the Consultant. 3. PAYMENT. The Buyer shall pay a locator fee to the Consultant for the property-locating services provided. Payment shall be 5% of profits per property that is closed on. Specifically, the Buyer agrees to pay the Consultant a 5 percent fee of profits for each investment property the Consultant submits to the Buyer and is closed on. 4. INDIVIDUAL PROPERTY SUBMISSION FORM. Prior to providing the Buyer with full identifying details on an individual investment property, the Consultant shall forward to the Buyer by website or via e-mail an “Individual Property Submission Form” describing the investment potential of that property. The Consultant agrees that any properties submitted to the Buyer shall only be shared between the two parties and not submitted elsewhere. By signing and returning the “Individual Property Submission Form,” the Buyer (1) confirms his/her desire to receive full property details from the Consultant, and (2) agrees to pay the Consultant 5% of profits per property that is closed on. 5. TIMING OF PAYMENTS. All fees due to the Consultant shall be payable in a lump sum upon no later than 3 business days of closing escrow. No payment shall be received on any transaction that falls through and is not closed on for any reason that shall occur. Payment shall be made either via PayPal, bank transfer, or check. 6. TERM/TERMINATION. This Agreement may be terminated at any time by simple, written declaration by either the Buyer or the Consultant. 7. NOTICES. All notices required or permitted under this Agreement shall be in writing and shall be deemed delivered when transmitted by website or via e-mail to the e-mail addresses of the Buyer and Consultant. 8. ENTIRE AGREEMENT. This Agreement contains the entire agreement of the parties and there are no other promises or conditions in any other agreement whether oral or written. This Agreement supersedes any prior written or oral agreements between the parties. 9. AMENDMENT. This Agreement may be modified, or amended, if the amendment is made in writing and is signed by all parties. 10. SEVERABILITY. If any provision of this Agreement shall be held to be invalid or unenforceable for any reason, the remaining provisions shall continue to be valid and enforceable. If a court finds that any provision of this Agreement is invalid or unenforceable, but that by limiting such provision the Agreement would become valid and enforceable, then such provision shall be deemed to be written, construed, and enforced as so limited. 11. WAIVER OF CONTRACTUAL RIGHT. The failure of either party to enforce any provision of this Agreement shall not be construed as a waiver or limitation of that party's right to subsequently, enforce and compel strict compliance with every provision of this Agreement. 12. APPLICABLE LAW. This Agreement shall be governed by the laws of the State of California.
