Property Locators (Real Estate Bird Dogs) work as independent contractors under a non-exclusive joint venture agreement with Jernigan Realty & Investments, LLC. to receive a percentage of the earnings at each closing via an escrow arrangement by the title company, closing attorney, or escrow agent.

Job Description:
This individual locates properties with substantial investment potential and then sends the property information to us.

Property Locators (Real Estate Bird Dogs) generate leads by searching for properties [that are vacant, distressed, value-add, stabilized, or abandoned] in highly marketable areas (desirable neighborhoods) with some of the following characteristics: unreqistered and unlicensed motor vehicles, high weeds and grass, decayed/damaged leaking roofs, open storage of trash and debris, broken window glass; flaking/peeling paint, and so on.

Requirements:

  • Off-market properties

  • Pocket listings

  • Residential one (1) to four (4) unit properties in the following locations: Florida, Georgia, Ohio, North Carolina, Tennessee, & Texas.

  • Internet access

  • Smartphone

  • Transportation

Compensation: The distribution of funds shall be 5% of profits per property closed on. Your percentage of funds will be sent via Paypal, bank transfer, or check.


Photo submission examples:

We are interested in ALL distressed properties such as: Pre-foreclosures, foreclosures, bank-owned, short sales, physically distressed, fire damage, etc.

We are NOT interested in properties listed with realtors, FSBO’s (For sale by owner), listed on Zillow, or any on-market properties. Any properties submitted we are not interested in will automatically be deleted.


To locate distressed properties, follow these three simple steps:

1) Identify a Property

The first step is to identify a vacant, abandoned, or distressed property. A distressed property may have tall grass in the lawn, an overstuffed mailbox, boarded windows, or an overall unkempt appearance.

2) Take Some Photos

Taking pictures of the distressed property will always help to strengthen your case. It helps us to make our primary evaluation quickly. So, when looking for a suitable property, don't forget to bring your camera phone.

3) Provide Extensive Details

Submit all properties below with relevant information such as a physical address, contact information for any owner or caretaker, visible issues with the property, your personal opinion about the property, and so on.
